Whether navigating the drive-through lane for a latte or walking into the store for a raspberry jelly-filled donut, customers are paramount in the planning. PennTerra's land development plans provide access into and out of Dunkin' locations for vehicular traffic, as well as clearly marked pedestrian walkways for foot traffic.
For those needing a late-night espresso, a well-lit area with ample parking is a design-must, paired with attractive landscaping that doubles as a screening device for headlights so as to not disturb the neighbors.
To ensure the best brews, PennTerra designs stormwater management and erosion controls that are considered best practices for maintaining healthy watersheds.
While most locations are stand-alone, our team worked on an interesting mixed-use project in the Borough of State College. Dunkin' occupied the first-floor commercial space with a drive-through that wrapped around the side and back of the building. The floors above were designed for affordable housing units.
In Potter Township, a former bank location is being repurposed to house the latest Dunkin' location.
